Feasibility study
A dense multifamily infill housing development was prepared as a speculative proposal for a private developer on a 6.6 acre site. The site is divided into three distinct zones with a total of 236 housing units proposed in 2, 3 and 4 stories.
Site Layout
Two storey townhouses facing the main Valle Vista Street sit across existing single family homes with similar massing. The three storey buildings are located centrally on the site with a mix of 1, 2 and 3 bedroom condominiums along double loaded corridors above a landscaped concrete podium with resident parking below. A four storey building is located at the northern end of the site, adjacent to the existing Vallejo Plaza retail creating an urban edge.
Podium Courtyard
Each building encloses and has access to a landscaped courtyard to facilitate daylight, ventilation, safe gathering and community. The site is accessible by public transit and has vehicular access only from Valle Vista Street. The vehicular entry ramp culminates at a turnabout at the lower parking garage level, taking residents to the podium courtyard above.
