The triangular 13 acre site is bound by active cargo train tracks on two sides, permitting access only from an adjacent arterial street, presenting a challenging constraint. A private project entails creation of neighborhood and public space through innovative community design that counters the impact of surrounding large scale industries. Environmental sustainability, resource conservation, passive solar design and storm water management are incorporated in the design concept.
